How or where is the best place to get a sample lease document for land and stables. What are the pitfalls of leasing and are there any special requirements that shoud be included in the agreement?

If you are a member of NFU (National Farmers Union) you can get FREE Legal advice on such matters and in my experience I found them very helpful. Whenever you get to the real 'nitty gritty' proper legal support from a qualified 'Land Law' solicitor is definitely worth their weight in gold, could well be worth paying for a consultation even at this stage although I'm sure a few people will relate their experiences on this site for starters. Doesn't anyone lease land for their neddies I don't want the nitty gritty in's and out's just a bit of practical advice regarding what I should include in the agreement |

I signed a lease agreement when renting some land a few years ago. The sort of content was:-
The land should be maintained of weeds and droppings. The land should not be allowed to be poached. Any damaged fences are to be repaired. The land is to be used for grazing only. Each horse had to have the minimum insurance for public liability. No jumps to be put on the land. No riding in the paddocks. Notice of termination one month either way. Non payment resulted in no notice, and immediate departure.
One thing that I was pleased to see in the contract was that it said that the horses had to be visited on a daily basis, fed and exercised appropriately and should there be any signs of disease, the horse had to be isolated immediately.
As it was a legal document, it went into more detail but I hope that this gives you an idea.

That's great Thanks. The chapie is sorting out the documentation but I have paid a deposit on it as it's too good to lose 5 stables, 6 acres and a (in the process of being made) post and railed sand arena.
I'm soo chuffed I could burst It's a smashing spot well sheltered and off the beaten track but only a few hundred yards from a culd e sac AND only 3 miles from home |

Sounds fantastic!! I rented a similar sort of set-up but without the arena. I had to pay the rent on a 3 monthly basis and only had to give it up when we bought a farm nearby, luckily it coincided with the owners of the yard moving back into the area. It was perfect, I had 5 wonderful years there and the horses settled in immediately. Good luck, I hope you'll be really happy there, please keep us informed. |

Thanks All, Neddies are installed in their new home and are extremely happy as am I. My yearlings traveled like little stars as did my old girl, they don't get out much I managed to lose my 16 year old Jack Rat in the long grass and spent half an hour desperately looking for him...... the old bugger was in a world of his own sniffing , peeing and eating grass at the other end of the field oblivious to the worry he'd caused
