 costs of renting grazing ?

hi- My husband and I keep our 2 horses (arab 15hh and T/B 16.2 )at a smallish livery yard (diy), but recently we've had some problems with the way they run things (barbed wire in turnout fields,shedloads of buttercups and water troughs rubbish etc)we are spending loads of time just putting things the way we feel they ought to be
So....we are now thinking of renting a field near our house, it should be easy enough to find somewhere as we are very rural and practically everyone around us has horses.The question is how much is the cost likely to be and I want to think round any possible problems before uprooting the boys so do you kind people have any advice or words of wisdom for us thanks. jo c

I recently moved my two from a livery yard to a 6 acre field by my house. I pay £10 a week for the field and have it to myself! The downside is that there is no water in the field, i have to get someone who lives in an adjoining garden to let me fill the trough with thier garden hose pipe. I also have no stables or shelter, no tack room, no yard ect. Still i would rather have a place to myself and know that my horses arent gonna get kicked in the field (which was happening alot in the livery yard), also i can do what i want without other people sticking thier nose in. I've just rented my own little piece of Paradise, I've got 9 rolling acres,4 stables and a haybarn, for the princely sum of £12 a week.
No school, no electricity and the troughs are spring fed. It's only me there with my arab and my shetland.

I've just spent 6 years on a large livery yard with all the problems mentioned above..barbed wire etc etc....I wish I'd moved ages ago, I'm really enjoying my neds again !!

Thanks for those replies, £10 a week seems v.reasonable- I bet we don't get that much luck It would be great not to have everyones opinion on everything you do with your horse,we've got loads of experienced friends so when we need advice (which we will !!) then we should be o.k. Any bad experiences out there ?

I rent 12 acres divided into 6 paddocks and 4 stables, tack room (alarmed) feed room and small hay/straw barn.

Fencing is all under a year old, all buildings have lights and electric points. All fields have water and the owner of the house moves the muck heap once a month.

I pay £250 per month for this place.

Some people are like a Slinky ... not really good for anything, but you still can't help but smile when you shove them down the stairs.

I was paying £250 per month for 10 acres with 6 stables (one of them used as a tack room). There was mains water and electricity there but the person who owned the stables also owned a small industrial unit next door and the electricity was on a timer there so if their electric was off, so was ours! Very inconvenient! As the owner wanted nothing to do with the place maintenance wise we soon got fed up with using our own money (and time) to fix or improve the fencing, mend holes in the stable roofs and constantly fighting to keep the raging weeds at bay etc. Downsides are that if you are there on your own the horses become 100% your responsibilty in that if you havent got a horsey friend that can go on your behalf if you need help it makes staying away overnight or going on holiday very difficult. To me this is the one and only advantage of being at a livery/shared yard! Anyway we ended up buying some land so that at least all the money you put into the place isn't wasted, but we still have the problem that we can't go away on holiday as there's only us there to do the horses!

Livery verses renting land

GOOD POINTS

Nobody to interfere
you can worm as you see fit
you can go there whatever time of day or night you want
saves time not having to stop and chat to everyone at the livery
dont have to worry about your horse kicking another horse
and vice versa
you can ride in your own fields without being told off
lunge in your own fields
have the fencing as secure as you like
restrict the grazing as you see fit


BAD POINTS

security isnt as good as at a livery yard
you cant share call out fees
not so many people to ride with
you may have to fork out for new fencing
you have to worry about having the field rolled and harrowed

Michelle you've forgotten the big downside about having a succession of 'strong personalities' around you and your horse(s). Yards seem to have constant battles and backbiting/disapproval/ criticism between people. And I hear many moans about stuff going missing.
I know of several people whose horses have been badly damaged being mixed with a field of others. That has to be the major benefit of having your own operation!

I rent a yard consisting of 3 brick stables (one is a tack/feed room), a barn and 2 fields (split into 5 small strips) for £20 per week (£10 per horse), I have electricity and water, unfortunately the previous owners turned the MASSIVE outdoor arena into a veggie garden and patio.

My landlord is brilliant, he isn't horsey and lets me do as I want as long as the yard is tidy and the fields don't get trashed, he puts the money back into the yard and this year is going to post and rail my fields, he organises getting the weeds sprayed and the fields harrowed, and in return I (and my dad when he visits) do things to improve the yard e.g. paint the stables, put up floodlights, etc as the way I see it these things benefit me while I'm there as well as the YO.

As others have said there are pros and cons, the biggest draw back for me is it is isolated in that I don't have anybody to ride out with, share jobs with and nobody to do my girls when I'm ill or if I go away (have to get my dad or sister to come 70miles to horse sit).

But it is peaceful for my old bean (she hate noise and hide in her stable if there is too much going on), there is nobody to blame you if their horse gets kicked, nobody telling you you are doing things wrong if you do something a different way, etc. All in all I would rather have a yard to myself than go back to livery, its definately worth the extra work

I too rent a 5.5 acre field with shelter and water and a shed. I only pay £265 plus £50 for water per annum. I have to top., roll and harrow when necessary and . of course, pooh pick. This is worth it for the price. My landlord is not horsey and does not interfere.

He also provides security fencing so no-one can brinbg a vehicle into the field.

I do not think I could go into a livery yard after 3o years on my own.

thanks guys- very helpful I think that has swung it, especially as charlie (hubby's hoss)has had 2 quite nasty barbed wire cuts in two weeks,(more vets bills!) he is v. accident prone but when i saw the one this morning I went ballistic

Roseanne you are so right about the bitchiness etc, it drives me potty. Have one fantastic friend there, but she would be whatever we decided to do. I tried my arab in a grazing mask(brand new cost £40) earlier in the year(he's a tub !)but he hated it beyond belief so I 'loaned' it to a girl on the yard who was keeping her laminitic in 24hrs 'cos she couldn't afford one, as soon as she got him in a starvation paddock she took it off him and having hunted high and low I found it with 2 straps broken, 1 gone completly and grubby at the
bottom of her tack box- she hasn't said one word about it
I don't think many of the downsides will affect us as we have no tack room at present, we are doing all the field upkeep ourselves, and we have each other for riding, fingers crossed now we can find somewhere

Good luck finding somewhere, you could try my approach...

(the scene)I was on a small "livery" yard and was fed up (too many kids, not enough turnout, etc) so one day while out riding my old girl I went and knocked on YOs door and asked if he rented out the stables & fields, and as they say the rest is history I can't believe I've been there 3yrs this month

Jo....Go for it!!
Best thing I ever done having my horses at home. Got fed up with the bitching, accidents, crap fencing, no worming, thieving, vet bills from other horses kicking and biting etc........Now have mine at home, IT'S GREAT :))))

Only downside I have is .........Holidays, well lack of them!! They go out the window unless you have a horsey and doggy friend that you trust to house sit.

Anyway good luck, I am sure if you move to your own field/yard you will never regret it. I didn't.

One of the things that really got me down about being at a livery yard was feeling you had to keep up with everyone, eg it seemed like everyone always had really nice rugs ect and i felt that my horses should too but i couldnt afford it.
Although i have all the usual checks for my horses i was made to feel that i should be doing them more often eg dentist out every five minutes ect
Also people are so quick to critise and look for things wrong with your horse.
I have a much more chilled out approach to my horses now and dont spend anything like the money i was for example at the livery yard i spent
£36 pw on livery now i pay £10 per week
£8 pw haylage now i dont feed hay as they have enough grazing
£7 pw shavings now they live out 24/7
£10 pw feed they only have chaff now as enough grazing
£40 pw diesel £0 now as i can walk to the field
