I remember reading other ALs have had problems with other people on yards,eg abusive, intimidating etc,if this happened in a workplace or school the bullies would be in trouble,i am sure something could be done ,but what?i feel it infringes on ones human rights, maybe that is too strong a phrase,is there a legal way to sort out bullies,i know this sort of thing is quite common on yards, any suggestions.

Hi,

There are always two different groups of people at livery yards,

You get the really nice ones who are quiet, knowlegable, tidy, own there own stuff and their horses look fab,

Then there are the other group who think they know it all, and borrow everyone else's things, bitch about everyone and are usually loud, and usually move every 4/6 weeks & their horse look scuffy

The latter often have the vet out seeing to injuries, and/or spend most of their time telling everyone else what they should be doing,

You are better off finding a place where there are fewer liveries,

Lx

Move! Eurgh I can't stand the 'bitchy' liveries. I left a yard wth 15 liveries and am now at one with only 3 and it is bliss. Gets a bit quiet for me at times but loads better than all the whispering and 'advice' you never asked for !

Our livery yard is lovely, but we do have one person who tries to compete with everyone "my horse is better than your horse" "I am off AFFILIATED eventing this weekend" etc - you know the type. She isn't bitchy or nasty, just very in your face with how amazing her horse is all the time.

I try to keep quiet, then come online and say how amazing my horse is, lol.

Hi
I agree totaly with Linda - Im very lucky that we have our own yard but i did run a very big Livery Yard at one time - well i have never seen things like it ... people being really bitchy about others and just going out of there way to make life horrid for others.

One man (and his wife, who did evey thing he told her too)new i liked things to be put away and keeping the yard safe if a horses was to get out ... so he would leve a pitch-fork laying on the yard floor outside his stable (which did make me mad!) So long story short, after asking/warning him to not do it, 3rd time he was OUT -wife too!

I really still dont know why a grown person acts like that and what they get from doing so... but you are right it is a form of bulling and is very wrong.

Parrot i hope you get things sorted ... maybe talk to the person who runs the yard and tell them how you are feeling but i know sometimes they are the real bad ones. I would say look for a very small yard -maybe someone that has a few horses and would like to rent a box or two out.

Good luck

Linda x

Don't get sucked into their little games. Rise above it, keep yourself to yourself, retain your dignity and look for a smaller, friendlier yard, just as has been suggested. The real answer is finding your own place..not possible for everyone right away but a goal worth working towards.

Hi

After many years I now think I know why people do not do things they are asked to in yards, it's just they hate being TOLD so go out of thier way to be awkward, if it's thier idea it's fine if not they won't do it, now this has come about by me asking OH to just do certain things around the horses for safety, cleanliness & tidyness, if he dosn't think this is neccessary he won't do it until I explain WHY it should be like this and then he's OK.

Other than that some people are just plain rude/nasty and above all lazy.

How right you are Beryl

I dont usually rent out my stables, but someone came to see me who claimed to have 5 horses and did dressage/eventing, so I thought 1 person with 5 horses ok!

It has been 5 weeks of hell
she is 23 years old, she screams and shouts at the horses, slams the doors, mucks out the stables and leaves wheel barrows & skips full everywhere, for the last 4 weeks she has had the horses out 24/7 and has not poo picked, (I had only just had my fields harrowed & rolled) with all the rain they are such a mess
her excuse was the grass was too long and she couldn't find the droppings or she was too busy working,
she sublet a stable to a 13 year old girl without permission,

I have complained daily to her about things, but she listens and says ok and then carries on regardless,

one of her geldings is a 17hh rig and he goes in the bottom paddock away from my mares, when I told her to leave, she put him in the top paddock next to my mare & foal and the mare is in season, it was mayhem!!
I told her to leave immeadiatley as her reckless actions were dangerous to my mare & foal, she said: " I will leave when I am good & ready"[}:)

I told her she still owed back rent and for numerous breakages and that due to her actions I was applying for an eviction order and she would have to pay all the costs, her father got involved as he could see it becoming very costly for them and they are now leaving today

Would I ever have another livery NO!
I know there are some good people but I just dont want all the stress again,

she was with me for 5 weeks and 6 weeks at her previous yard and prior to that the yard owner grabbed her by the throat, I wish I had known all this sooner,

hopefully tomorrow my yard will be back to the tranquil place it was 5 weeks ago

Lx

Oh god what a nightmare linda!

I grew up on livery yards, and still have friends on livery yards, and I don't think I could ever go back to one, certainly not a large livery yard. I was very lucky for years to be on a yard that had 6 stables, and just three people - but even then there were problems. It should have worked out well as we all worked full time so a rota was set up, but one lady had three horses and always somehow managed to do the least.
I now see myself as very lucky to rent 3 acres with three stables - no it isn't perfect, we don't have electricity or running water BUT we do have peace, settled horses, no interference and a good routine.
It is hard work with the up keep of everything but I wouldn't change it for the world.

So definitly either look for a small private well managed yard - or get hunting for a small piece of land you can call your own.

You're in the wrong livery yard . Speaking as the owner of a livery yard for twenty years my opinion is that the owner/manager is the one to sort out problem clients . No self respecting yard wants trouble makers . All we want is a happy ,relaxed yard with nice people , this makes for happy relaxed horse and yard owners! Look elsewhere there are better run yards around.

You are so right Linda - there are two types of people and that's the reason why I have searched for my own place and will move at the end of next month! The trouble is the loud bitchy ones get everything they demand and the yard owners always seem to think they are great where as us tidy, responsible, reliable quiet ones get all the grief

I have been on my livery yard for 5 years, everything fine until last year, the latest livery thought they should have more space in barn so moved my hay (not good move), leave buckets, rugs, blankets all round yard,gates/stable doors swinging in the wind, anyway since then things have just gone down hill, now they want the field I have reserved for my new horse (when I find it),we had hay delivered this week for next winter and they have taken 10 bales more than they have ordered (delivery of 350 bales split between 5 people) didn't bother helping to clear up the mess that was made, so the extras we were told we could have just were not there, sorry to rant but this is too close to home

When I and a friend ran a smallish (15 stables) livery yard new clients were given a 3 month trial. We found that people could behave themselves for a couple of weeks but by the end of the first month you could tell who was suitable. Everyone was aware of the systems and what was expected. Eventually we had a core of similar minded people who would often recommend new liveries as they didn't want their enjoyment spoilt.

The problem is... If you have people that seem brilliant and say they are tidy, they poo pick regulary, and they will be an asset to you and then they turn out to be liveries from hell

What do you do??

you think you can tell them to leave, great if they will!
what if they wont? what can you do?
I have had to wait until they found somewhere else,

It will take you weeks to get an eviction order,
you can threaten to put all their belongings outside of your property, ok! what about the horses?

You are in a no win situation, I have never felt so helpless before,
legally you cannot do anything! you have to go through the proper channels,
My liveries have taken their horses today but they are coming back tomorrow for their things, I have told them NOT to poo pick the fields, just to take their things and go, they still owe rent, I just dont care, I want rid of them!

I dont want them on my property any longer than neccessary,

I was lucky because they believed me when I said I had applied for an eviction order and they would have to pay all the costs, they thought the police were coming to escort them off the premises,

My husband was going to throw all their things outside of our gate, but we could not do that to the horses, it is not their fault they have such horrible owners, and we would have been in trouble

I will never let my stables again I have 19 and I am only using 4 at the moment, it is such a shame!

It is easy to say you wouldn't put up with it, but you cant do anything, I have had to be very restrained through out, I just wanted to kill her I wanted to grab her and throw her head first over the gate,

Wow....and I thought it was just our yard!! One of our new liveries has said that our yard has a reputation for bitchiness and she heard about 'us' before she came. She has two horses and couldn't find anywhere else.

I have to remind myself that I am there to accommodate my horses, so close to home and very convenient. There are continual arguments about poo picking, or the lack of it and little cliques congregating around a stable, whispering about who ever isn't in the group! One or two won't even glance at you never mind say hello! And yet, I manage to ignore it, most of the time ! There are some lovely 'normal' people at our yard too who like me, are there for their horses.

One or two of the 'nice' ones don't poo pick which can be very frustrating but hey ho, the things one has to put up with when you don't have your own land!

All these stories make me shudder. And very grateful I'm not on a 'proper' yard.

There are 5 of us who keep our horses at the farm Marigold is at. All own either Arab or part-bred Arab so that's a good start! We're all good friends (or mother & daughter[me!]). We all keep an eye on each other's horses when we're not around, help out if someone is sick or can't get to the farm for whatever reason. For example with the farrier or vet. I wouldn't last 5 mins on a yard with some of these people you're describing. If I ever leave this place, it'll be because I'm moving her onto my own land.

My parents ran a large livery yard for years, and in the end retired, but my mum still talks about all the problems they had with people pinching others feed, hay, grooming kit etc. Then all the "expert" advise that was regularly dished out. I kept my horse on DIY livery for a few years and ended up moving around until I eventually ended up on a yard with just 3, it was bliss. Then 12 years ago we managed to find a house with land and it has been wonderful ever since. I have had a few liveries and they worked brilliantly, the last one just left after 7 years to have her second baby and therefore gave up horses. But I also had a nightmare situation, before with a lady whose horses constantly got out, chased my horses and it was just dangerous for my kids to go in the fields.

Now I just have my neighbours horse who is elderly and she just comes for the summer, I am no longer tempted though to rent out my 3 spare stables for some extra cash, I would rather earn it else where!!!

I have always had my horses at home...and reading this feel very lucky I have!
We took a livery once...for schooling.
5 years later the owner was uncontactable despite numerous attempts.
She came to see the horse in May and we decided not to mention it leaving that day.
He had wintered out so still had a bit of fluff and sher kicked off big time about it...my mum lost her temper and the horse was gone within 3 hours!
Never ever again!!

Well I have 4 clients with 7 horses between them and I have just been vetted by the Mare and Foal sanctuary as we have a new client (our last) joining us next week with a mare from the sanctuary. They were very thorough and complimentary and we explained how lucky we are to have such lovely clients who all get along and help each other. My husband and I are on the yard all day - every day and live on the premises as we have 7 of our own horses.

Everyone signs a livery agreement and they are invoiced every 4 weeks in advance and the yard runs smoothly. There is good and bad and you just have to be careful and speak to other clients on the yard before choosing where to livery your horses.

Well mine are gone, thank god!

They collected the rest of their stuff today, but have left all their rubbish, including manky carrots and sugarbeet full of maggots and a bin full of chip papers pop cans etc,
And I still have the paddocks to clear of droppings,

In the first few days she had a row with my neighbour and then the farmer down the road, she was actually hacking around his farm

The only ones I had was a father & daughter and a 13 year old girl, I dread to think what it would be like to have a yard full of the likes of them they are just scroats

Tomorrow will be a great day

Its so sad to read of all your horror stories...I feel blessed that my yard runs so well, theres 9 horses owned by 5 people who share all the duties so that all of the horses are in the same routine and we all socialise with each other although we only met through our yard, most of us have young children but the eldest is 60 and we do everything from hacking to showjumping and dressage Id never move cos now I realise how lucky I am.

Linda, you can wake up tomorrow and savour your own little bit of Heaven now that you have reclaimed it. We all learn our lessons, sometimes the hard way, but you will be stronger as a result of this experience. Above all, you will appreciate what you have like you never did before. Enjoy your freedom from the oppression that dragged you down and let your spirits soar to new heights.

When I got our first 'family pony' we were on a yard so the kids would have support and company when they went down. I have only been on that yard for 2 years then lucky enough to get some rented land on my own. I am still friends with the yard owner, even though they moved house 4 times over the past 16 years, and their words of wisdon were,

"You can put a new horse in a field and they will sort out a new pecking order, (girls) never sort themselves out and are always trouble"

over the years people who discover l have horses always ask 'wouldn't you like a riding school or livery yard?'
as l have friends with both and it would be my worst neightmare..
however over the years l have had liveries and used friends yards for short periods of time...the liveries in general weren't too bad, with the exception of using all my stuff and using my food.. but staying at a livery yard is a nightmare...
everyone looks down at arabs, but always say my horses are the best behaved in the yard..mine are well mannered not do l have to charge around 20 acres to catch them...they come to me.. then you get sniffed at as you are a 'friend of the owner' and assume l get a better deal [well l do but they don't know this, and l have traded skills for boxes before now]
one friend had a livery who went for a 'hack' oweing three months rent and never came back...what makes people think that you should look after there horse and feed it for free for months on end l can never understand.....same as coming into the yard to discover the liveries wearing your new rug and your horse freezing....
you gotta admire the cheek!
sorry it is so not for me..l would probally get nicked for physically throwing them out... probally after l had wrung there necks!!!!
ash
ps l would rather do with out all the 'mod cons' to have my own few acres for myself and my horses in peace and quite..it might lack 'help' which l probally never wanted, but it is all mine with out interference from the so called 'experts' who know nothing but think they know everything!
