My friend and I are looking into renting some land to keep our horses together, between us we have 5 so obviously expensive at livery even DIY. We went to look at a 5.5 acre field with 2 big shelters/stables, separate riding paddock, water and electric, the owner said rent was negotiable when we rang up, so along we went to look. Then he says he has been told he can probably get about £250 per week, yes per WEEK! not per month!!! for this. We were quite gobsmacked, between us we pay just under 400 per month and that is at yards with proper tack rooms/toilets/sand school etc. The guy was definite that this 250 per week was what he might expect. We have said our max is 300 per month though I think that is on the steep side,as it is a lot further to travel also (7 miles) so am curious what you think is reasonable rent for 5.5 acres/2 shelters/water/electric? I appreciate it will vary over the country, we are in North Yorkshire. Thanks! |

i know the lady that owns my moms field and yes they have to have special land insurance incase someone goes on land and gets hurt. silly really.
Keep looking maybe try farmers to see if they have land avalible they tend to do it cheaper. x |

On my livery yard I have my own 5 acre field with its own water supply and field shelter, a 14ft x 14ft stable per horse and full use of all the facilities inc an indoor school and I am £50 per month per horse on DIY livery. Am in Morayshire (NE Scotland) |

the guy has now told me it is not worth their while to rent it out as they can't get the rent they had hoped(ie 250 per wk!) and public liability insurance will cost him £2000 per yr. I dont quite get this as if that was the case then everyone would be charging a lot more to rent their land out. Does he really need public liability? Anyway he has decided not to rent it so thats the end of that, will have to look again. |

In Wales we have turned horses out on 40 acres for £120 for 5 months.. |

Here in South Bucks I'm onto what I think is for this part of the country a very good deal. In the summer I have 5.5 acres (split into 2 high hedged + permanent mains electric fenced paddocks). From October to March I then move the gang about 300 yards down the road into 30 or so acres of private parkland, which I subdivide as I need. Water included, as is electricity. No school, but the 2 summer paddocks are perfectly okay for schooling in. Hacking fairly good, although extremely limited places to do fast work. I have a 20' container for general storage, plus space for hay and trailer. No stables - I don't want them (but if I needed a stable I could easily obtain use of one from near neaighbours). There are no other horses but my 4, so I can do pretty much my own thing. And if there's ever a problem, the Estate Manager is brilliant at getting things sorted quickly, and well. £270/month, which I'm very happy with. Was previously paying £370/month for 7.5 acres, no school, 2 stables (which I never used) and outbuildings, but had to give that up as the owner had plans to redevelop. |

certainly does seem to vary a lot but still nowhere near what this chap is wanting! not heard any more from him and have decided we are better off staying put, only a bit more to stay in yards with proper facilities and much nearer too. |

Doesn't it seem mad the difference in pricing between areas. It just goes from one extreme to the other.
I just re-read my first post in the thread and it was slightly incorrect, I do pay £25 p/w but the entire yard is 5 acres, I get a piddly little field, hence moving. |

by me in the west midlands, a 5 acre field with running water, 2 field shelters and stables and generator is £15 per week per horse but you have to maintain field ie weeding urself.
for a basic 5 acre field no water no electric etc is £40 per week for the whole lot. |

im in sussex near the downs,, slindon,, its £25 per week per horse, with same paddock all year round,,its crazy here,, will be lookiing into moving nearer the new forest in a few years time,,,,deb |

I am in mid Suffolk and am told that grazing around here is £12.50 per week per horse with no facilities. Sorry, don't know anyone at full livery or renting stables so no idea what that costs.

We pay £200 per month for 12 acres, brickbuilt stableyard with 4 stables, tackroom and feed/haystore, plus we have put up our own mobile fieldshelter. This includes mains water and electricity. On top we pay £20 per month for keeping our horse lorries (2) and trailer there. There is also good natural shelter there, and access to reasonable hacking. To be honest the fencing is aged and ropey, so we have electric fenced within them. We also paid for it to be harrowed and rolled ourselves this spring. This is in East Sussex, a couple of miles from home, and in dire weather (snow) that for some reason I couldn't get my 4 x 4 through (very steep hills) I could walk it if I had to.
ETA to give you an idea of land prices here, a poorly drained North facing 6 acre field with 4 wooden stables and a feed store has just gone on the market here for £120,000  although I don't know who would buy it at that price... |

Lin's sounds like a good deal.
I rented untill 1990, paid £20 a week to include agood stable water & electric and turn out. all mod coms. about 3miles from home.
At the end of 1990, as I was working, I bought 3.1/5acres + 6 wooden stables all good, water and had the electric connected. About 4 miles form home, but our own place and just my horses. Cost: £350 month as I'd borrowed the money over a short term and having to pay the loan off.(worked out to over £75 a week).
Just have to remember.. tney arnt making any more.. its not like carpet and it wont wear out..you'd pay a similar price for good carpet..so a good investment, usually. Sold ours for £10K per acre... horse grazing is at a premium.
Alway nice to have the animals in the back garden..

I pay £20 per week per horse and I'm on the Northants/Cambs/Leics borders. At one place I have 7 acres, running fresh water stream, excellent horse fencing and the use of 2 big old cattle barns with water and electricity for the Winter with 2 big field shelters in the paddocks. At the other place I have an acre+ with 3 brick built stables, feed room, running water and electricity and both places are within a couple of miles of my home. No other facilities but my horses at the moment are in race/endurance training and come home to me for their holidays - Nov to Feb. I consider myself lucky as all around me the farming is arable or sheep/cattle and grazing for horses is at a premium.
Edited to add: I can do what I like and at both locations the landowner maintains the fields.

I pay £185 a month for 8.50 acres with running water farmer does all mmaintenance and i can keep upto 8 horses on it and im based surrey |

I'm paying £15 per week and that is for, an individual paddock of an acre, and a stable, DIY. We have a paddock for jumping, but no schooling arena, just an open field, which the owners sometimes put their horses on to graze, so it's hit and miss if you can use it and I have to come through that field to the stables from Freddie's field. Water and electricity is included, but electric is turned off during British Summer time. I'm on Cambs/Beds borders. I'd of thought further north you would get a lot more for your money. However it's only a couple of minutes from home so petrol is not really something I need to consider, and tbh I could walk it! |

Smiler, when he said 250 per week I said to him don't you mean per month and he said no, per week, I nearly fell over! He said they have never rented the land out before so aren't sure what to charge but were told 250 by someone, I keep thinking maybe they said 250 per month and he got confused, you could reasonably have 5-6 horses so that is £40-50 per week per horse for grazing, shelter, water and electric, crazy! Even the posh places nearby aren't that much for DIY that I know of.
Between me and my friend it would be 150 per month each if he accepted our offer of 300pcm but with fuel it wont be any cheaper than livery yard, disappointing but you live and learn.
Kes, we have been looking for some time and been offered summer grazing by several people but farmers don't seem to like them out in winter, which is what we are looking for, 2 of our horses really dont like being in so we need them to be able to live out all yr. easier said than done! |

As I am also currently looking for a new equine abode and I have been balancing out costs etc. I have been looking for over 2 weeks and have looked at about 6 places so far. It's disappointing when you find a really nice place but then realise the cost of travelling there back and forth twice a day, possibly through stop-start traffic which will cost a fortune. A really nice yard I looked at was £130 p/m for lovely grazing and a nice stable and school, then I worked out that my petrol would be at least £85 p/w. If you don't get the land you want instead of just relying on livery yards and other 'known' equine places, don't forget to ask all your local farmers. It's amazing what little pockets of land they have just laying about the place and will often only ask a small price in return for grazing use. |

hazelcat just realised you said Yorkshire i thought fields were much cheaper up north than down south and much more to choose from so yes i do think 250 a week is way over the top you sure the person he was talking to didn't mean 250 a month ? as that sounds more like it  i would personally wait till something else comes up |

thanks everyone, still cant understand where this guy got 250 per week from Will wait and see, he wasnt keen on 300 per month for 5 of them and is thinking about it and readvertising. It is a lovely place but is 7 miles out of town so will cost a lot in petrol, so don't think he is going to have too many people interested, I think we may be better off staying put in livery yard, with cost of fuel and time travelling out there may cost just as much. |

we rent two fields one being 1.2 acres with make shift stable and field shelter,tack shed but no water or electric for £500 per year, the other is 4 acres small barn,natural shelter with mains water, no electric but good hacking for £50 per week!! am not particularly happy with it but what can you do when they have you over a barrel??? just have to keep our fingers crossed that we win the lotto. |

At our yard it is DIY Livery £100 per calender month. Grazing livery is £12.50 per week. We are in Essex. |

I am very lucky in that we are good friends with the family that we rent our land from. I have 10 acres and it costs me £300 a year!! We also have our own field (4 acres) that we built our stables, hayshed and arena on. If I had to pay livery for my 3 there is NO WAY I could afford to have them all. |

I am in North Bucks and rent my land out to friends: approx 5 acres, 5 new high spec stables (including foaling box with cctv), hay barn, stud rail and tornado fencing, safe gates, direct access to bridlepath. Electric and water (they pay for that). It is really, really lovely!!! All for just £300 per month :( It totally depends where you are and who is after it. I decided to rent for less than I could have got as I wanted responsible people who would take care of it as if it was their own. They do!
