I was so relieved tonight when my 2 worst liveries gave me months notice as they found farmers field to rent. I was on verge of flinging them out as they are horrible people so this saved me the hassel. The problem my other half has now is I have room for more horses and I keep looking for ones for me rather than taking liveries on :-D

I would be the same as you and not replace the liveries, they are a nightmare. I got rid of my last one a couple of months ago and life is so much calmer now, I was at the stage where i was waking up during the night cause I was so stressed at thier crazy antics.

Well I have taken on another 2 horses for myself instead of liveries. A local woman is putting them out on long term loan due to her husband having terminal cancer. 15hh bay mare and little shetland pony. I'm a sucker for rescue cases!

Unbeliveably our lovely y/o was assulted by the mother of a livery yesterday, and then by the livery. Y/O apparantly had given livery notice to quit and the livery and her mum said y/o had 'no right to ask them to leave'
'Would have to get a court order to get them to leave'
Then hit her!
Thank god she had a witness to the assault as when the police arrived liveries mum claimed y/o had walked into a door! The excuse of all bullies, wife beaters etc.

Our y/os only fault is being kind, caring and helpful and these people have trampled on that.
Y/os hubbie wanted to tie horse on yard today and padlock stable, but I think they have decided to stick with 28 day notice period.
We don't have contracts but I'm trying to source some for y/o to issue with payment terms, standards of behaviour etc. If any has samples please pm me.
I am now determinded to get my own land but def. No liveries!

Sometimes things are meant to be - how great that you were able to help out someone in need

That sounds terrible Brychens Mum - our yard is so peaceful and friendly and although there are lots of rows at the other yard i'm at they are all pretty silly and soon over. There are some strange folk out there though!

congratulations on your 2 new lodgers!
i'll never understand why some people have to be so mean/spiteful/nasty/vicious and/or just downright evil. you'd think that as we share the same hobby it would be good to get on.
i hope i don't have to go through the same as you as i will be looking to fill my stables with paying guests soon as my lot live out or in their barn if the weather is too bad. if i could i wouldn't have anyone else on my ground at all but i need various tools and implements, weedkiller, a hedgecutter etc etc!!!
brychens mum - that's disgraceful. good job there were witnesses. i have heard a lot of horror stories about liveries and have been on some awful yards myself. having your own land is great but very hard work.

I strongly recmmend that you have a written livery contract . One of the problems for our yard owner is that the contract is verbal. this makes it very hard to evict someone for breakign yard rules as its your word against theirs.
