May I tap into the collective knowledge of you A-Liners out there?
We have some spare stables, newly built (block, not wood) in an American barn style layout, which we would like to rent out on a D.I.Y. basis.
Can anyone tell me what is a reasonable price to charge per stable/per week? There is turnout if required and we are located in mid-Devon.
Any help/comments would be appreciated.

I don't know if it helps, but I pay £5.00 per week on top of my grass livery for an internal, Lodden stable in a lovely large barn with electricity and mains water on tap. This is in Essex.

The average price around her is £25 a week for a diy stable with turnout....
BUT you will have to get liability insurance to guard against any mishaps with liveries as you'll be a business and may fall foul of the planning dept if they were granted for private use.. and the tax man.. so be CAREFUL!

£25 a week without turnout, crikey! I need to get rid of my horses and let my stables; I have loads of turnout with Keepsafe fencing so presumably could charge more. I would be mega rich instead of always skint.
Who wants some lovely SE horses?

Hi Barbara - I think Susie said £25 a week with turnout ! I know when we were back nearer London, in Esher, I paid £140 per month for all year round turnout with the farmer bringing the herd into an open sided barn, at night, in the bad weather with haylage - and I had 4 horses there at the time !!
Hasn't anyone else got any ideas/comments/ball-park figures to add ????? I would really appreciate your input here !

I pay £25 per week for DIY stable and grazing at a friend's house. No other facilities but very secure and lovely hacking.
If you have facilities maybe you could charge a bit more? I used to pay £28 for stable, grazing and there was a lovely menage and horsewalker again with owner on site.

| we pay £25 per week, lovely stables and plenty turnout and sand school. but i know next door charge £35 for smaller stables and limited turnout, however they do have very nice menage and a horse walker. we're in the midlands and i think 25 to 30 is about average. |

I am in Essex and most yards here rent stables from £25 to about £38 per week including turnout, the ones near Epping seem to be the most expensive as the hacking is very good there. You don't say if your looking to rent the whole block to someone, or renting them to individual DIY liveries?
Some years ago I used to rent a block of stables from someone and I paid the same amount each week and it was up to me to fill them. that way you would be guaranteed the same amount each week. |

I know I am in a different part of the country too you (cheshire) but around here it can vary between £18 - £35 a week for DIY and not necassarily the best places are £35.00 a week either!!
Almost every DIY livery has winter turnout and in at night, some are just grass livery and that can cost anything from around £10 - £20 a week.

I Pay £15 per week for stable and turn out. This sounds cheep but the stables and the barn where we store our hay all leak and we have to pay for everything else on top (Running water to the fields, having the fields weed killed each year, trimming the hedges, supplying all the fencing etc)
The yard is an absolute mess (full of pot holes and mud)and we have no menage. However the hacking is good...
I think £25 per week for good stables and turn out and the use of a menage is acceptable. Good hacking is a must for me as well. |

I have just moved out of a livery yard back home. I paid £25 p/w for stable, grazing, indoor & outdoor manege, all year turnout, off road hacking round the back of the farm (although you couldn't go for miles it was still handy when the nights were drawing in or getting a youngster out) and I could also keep my lorry there for no extra charge.
The yard was quite big with approx. 40-45 horses but they were all DIY. People seemed to come and go who would offer services such as bringing your horse in before dark in winter, mucking out while people were on holiday/on business, etc., but they never lasted long so that meant there were periods when people couldn't get any help. There were also people that needed to pay for help but were too mean so ended up 'putting on' other liveries who hadn't really got time. There was also nobody in charge so if you had a problem you just had to argue amongst yourselves which I hated. The more pushy people would always get what they wanted because most people couldn't stand the arguments.
I moved my horses back home and took one DIY livery to keep me company but it just didn't work out. My livery kept her horse on straw which filled up my muck cart so fast and straw blew everywhere all the time. She tied her horse up and just left it there for ages which meant he got bored and chewed my brand new wooden stables, she turned her horse out loose in my new arena and it chewed rails and churned it up no end in the corners, friends were invited up, droppings didn't get picked up in the field, and so on! I think if you have DIY liveries you need to make sure people understand what's expected of them before moving there. You definately need to make sure that if they can't do their horse that there is someone who will or if you offer that as an extra service then that will help boost your income. Also, storage is another thing worth considering as the amount I had to give my livery for her one horse equalled more than I had per my six horses. Another thing that was unsuitable about the DIY yard I left was that people took their dogs with them and just left them to roam around so you'd find them in the field with your horse or they would shoot out of the hedge next to the arena while you were riding. I took my dogs but they were always on a lead so they didn't bother other people.
I sound really miserable am really not. I read on here quite frequently how people are in yards where they all help each other out but I have never been fortunate enough to find one as nice as that.

I'm at little (6 horses) yard in a fold of the North Downs in Kent; I pay £386 a calendar month for 5 day livery - the DIY's pay about £30, I think. Their livery includes ad lib haylage, turn out, excellent pasture management,fencing, water supply, clean and fresh at all times,and rug changing and feeding in the morning,and they are supposed to take it in turns to bring in everyone's horses before dark in the winter in the week as the YO works at another job. One horse's owners get away with never doing that because they say they are too frightened to handle anyone else's horse! We also get to do their horse a lot,(an 26yr old Anglo Arab) because they are never up to do him in time, or just rush in and rush out and leave him in a mucky stable and with not enough haylage and dirty water and unchanged rugs etc etc' The main prob is with unsupervised children rushing around with noisy toys/games/waving sticks. I can see why YO's say "no children". Hope you aren't put off yet! The main problem with DIY owners, is, I think, that people have differnet standards and knowledge of horse care, and that can mightily "annoy" the other people there (you in your case?) who then have to do it for them, and as in my case with the AA above, get snapped at by the owners, for mucking out, feeding, giving clean secondhand rugs,offering to support a new feed regime to alleviate his chronic untreated arthritus, grooming and generally making a fuss of him, cos they dont! (But - they go on expensive hols, have expensive manicures, hair-do's Ugg boots etc etc¬!!! and have their *** children go to expensive private schools) Rant over! |

| We pay £120 pcm per horse for a stable (in internal barn) and all year round turnout in our own 2 acre paddock. Included is all hay and sraw and use of menage and horse-walker. We park the trailer there for free. We are asked to stable all horses at night during the winter. There are about 30 DIY livery horses and it is working farm. |
